New Tampa Real Estate Includes Plenty of New Construction and Planned Communities

Population growth has boomed in the Tampa area over the last few years and now the general feeling is that growth is now moving outward. No longer will Tampa be the sole focal point in the area’s economy.

New Tampa in Northeastern Hillsborough County and close to Pasco County is one of the fastest growing communities in the region. It is anchored by the University of South Florida’s booming medical complex, especially the Lee Moffitt Cancer Center. The V.A. Hospital is also nearby. The city also blends smoothly into Wesley Chapel, a close runner in growth and new home construction as well.

Not only is New Tampa within convenient driving distance to downtown Tampa, but it is now generating its own energy. High-level office parks and A-rated schools are attracting professionals looking for a solid community in which to build a career and raise a family. And the homes are still affordable.

New Tampa Homes, Condos and Town Homes

A number of notable communities have sprung up in the New Tampa area. Among them, Tampa Palms is the anchor development in the region. This private gated community offers exclusive amenities including recreational facilities, club houses, pools and plenty of open green space. Single family homes, condos and town houses start just under $150,000 and custom-built golf homes can be had for $1,000,000 and up. Located within Tampa Palms is the Tampa Palms Golf and Country Club which features a first class golf course, meeting space, and resort rentals. The Tampa Palms community is convenient to upscale retail and dining, as well as a number of excellent schools.

On the eastern side of Tampa Palms Hunters Green and Arbor Greene are two popular gated golf communities. They are well-maintained with amenities such as resort-style pools and plenty of recreational and park space.

Live Oak Preserve is one of New Tampa’s latest master planned communities. Located on nearly 1500 acres of preservation land, this unique development is focused on the “active family.” The preserve area is divided into small town centers with a goal of offering sustainable, eco-centric living with an emphasis on old-world neighborhood charm and comfort.

While many communities are already built out, Grand Hampton and Seven Oaks continue construction of new homes and villas that are designed for lifestyle living, with upscale grounds and large, resort-style pools and recreational facilities.

Commercial Growth

Besides tons of new construction and an abundance of outdoor activities, the Northeastern Hillsborough County and Pasco County areas are bursting with commercial and retail growth. Up until now University Mall has held its ground as one of the most popular retail venues, but now new Cypress Creek Town Center is on the construction docket to be completed in 2007-08. This newest site will be located just off of route 56, near New Tampa and Land O’Lakes.
